Norlake builds Kold Locker custom-modular and Advantage modular walk-ins with foamed-in-place urethane panels and a 15-year panel warranty. The cabinet itself rarely fails. What we service in Orange County restaurants and supermarkets is the refrigeration system mounted on top of, alongside, or remote from the box: the Capsule Pak condensing unit, the evaporator coil inside the box, the door hardware, and the controller. A Norlake walk-in installed in 2008 with a properly sized condensing unit is still holding setpoint today, but the components that move air, refrigerant, and heat are working through their second or third service interval.

Common Norlake issues we see

• Door gasket failures on heavy-traffic walk-ins. The gasket profile cracks at the corners, warm-air infiltration drives the compressor into longer run cycles, and frost forms on the freezer-side evaporator from moisture pulled in through the seal.
• Condensing-unit compressor wear. Rooftop and remote condensing units run in Orange County summer ambient temperatures for years, the compressor windings age, and amperage draw climbs before the unit fails outright.
• Evaporator-coil frost-up on the freezer side. A door seal leak introduces warm humid air, the coil ices over between defrost cycles, airflow chokes, and the box cannot hold setpoint by mid-shift.
• Defrost-timer and defrost-termination drift. The freezer-side defrost cycle triggers at the wrong interval or terminates early, frost builds, and product temperature drifts into the unsafe range.
• Condensate drain-line freeze-ups on freezer walk-ins. The drain line is unheated or the heat tape failed, condensate backs up into the box, and a puddle of ice forms on the floor under the evaporator.
• Door closer and hinge failures on heavy walk-in doors. The closer mechanism wears, the door stops self-closing, and staff leave it cracked open during deliveries.

Service expectations for commercial accounts

Restaurants and supermarkets get same- or next-day priority during 8am to 7pm, seven days a week. We provide a written quote before parts are ordered, because walk-in repairs often involve condensing-unit or evaporator components that are spec-matched to the box and need a day or two to source. Parts and labor carry a 3-month warranty, with 6 to 12 months on compressor and sealed-system work. A walk-in down in mid-shift is a revenue-loss situation, and we will work with you to stage food in a backup box while the repair is running if you need that. Emergency calls outside our 8am-7pm window are by arrangement.
