Kolpak has been Manitowoc-owned since 1995, and the Polar Pak modular walk-in is the chassis we see most often behind chain-restaurant kitchens in Orange County. The modular panel design is straightforward to service, the condensing units are common Manitowoc-platform units, and the parts are widely stocked. What drives service calls is volume: a chain-restaurant walk-in cooler sees more door-cycling per shift than almost any other commercial refrigeration, and the components wear at a corresponding rate.

Common Kolpak issues we see

• Door seal failures on high-cycle walk-ins. The cam-lift hinge is designed to compress the gasket on close, but after years of door-cycling the cam wears and the gasket no longer seals, warm air infiltrates, and frost builds on the evaporator coil.
• Condensing-unit compressor and contactor failures. The contactor pits from cycling, the compressor sees voltage drop on start, amperage climbs, and the unit fails to start on a hot afternoon when ambient is highest.
• Evaporator-fan motor wear. The fan motors run continuously, the bearings wear, and one or more fans seize, dropping airflow across the coil and warming the box.
• Defrost-cycle issues on P3-line low-temp freezer rooms. The freezer-side defrost terminator drifts, the heater stays on too long, and the cycle ends with the coil partially frosted and the cabinet warm.
• Controller failures on outdoor walk-ins. The controller sits in a weather-rated enclosure, but Orange County summer heat plus winter humidity ages the board, and temperature display goes dark or reads incorrectly.
• Condensate drain backups. The drain line clogs with the kind of residue that accumulates in chain-kitchen walk-ins, water tracks onto the floor, and a slip hazard develops.

Service expectations for commercial accounts

Chain restaurants and independent kitchens get same- or next-day priority during 8am to 7pm, seven days a week. We provide a written quote before parts are ordered, because walk-in repairs on chain-restaurant accounts often need approval from a regional facilities manager who is not on-site. Parts and labor carry a 3-month warranty, with 6 to 12 months on compressor and sealed-system work. Chain-kitchen walk-ins run harder than almost any other commercial refrigeration, and we will flag wear that is approaching failure so you can plan a maintenance visit rather than wait for a downtime call. Emergency calls outside our 8am-7pm window are by arrangement.
